Drive down Sheikh Zayed Road this autumn and the billboards sound like a sale at a department store. “Up to 40% off.” “DLD fee waived.” “Book with just 2%.”
After the slowdown that followed March 2026, Dubai developers are competing for buyers in a way they haven’t since 2020. Some of these offers are worth a lot of money. Others are mostly marketing. The rule we use is simple: an incentive is only worth what it lowers your final, all-in price per square foot. Everything else is noise.
Here’s how the most common 2026 deals add up, in actual dirhams.
What incentives are Dubai developers offering in 2026?
The main four are DLD fee waivers, headline discounts, low-deposit payment plans and bundled extras such as furniture or a Golden Visa package. Figures below use the H1 2026 median off-plan price of about AED 1,385,000, as calculated by Prop971.
1. DLD fee waiver: worth about AED 55,000
The Dubai Land Department charges a 4% registration fee on every purchase. When a developer “waives” it, the developer pays it for you. On a median off-plan unit, that’s roughly AED 55,400 saved; on a AED 3 million villa, about AED 119,000.
This is one of the most honest incentives on the market. It’s cash you would definitely have paid. Just check that the base price wasn’t raised to cover it.
2. “Up to 40% off”: worth anywhere from zero to AED 500,000+
Headline discounts are where you need to read the small print. Prop971 reports that the deepest cuts, such as a flat 40% from one developer, require full payment upfront. Other “up to 35%” offers apply to selected units only.
A 10% discount on a AED 1.35 million apartment is about AED 135,000. A true 40% is about AED 540,000. But if you have to pay 100% today for a building that completes in 2028, you’re also giving up two or three years of what that cash could earn elsewhere, and taking on all the construction risk upfront.
3. 2% booking or 5% down: worth flexibility, not money
Low entry payments don’t reduce the price at all. They reduce what you pay today. A 2% booking on AED 1.4 million is AED 28,000 to secure a unit.
That’s useful if you want exposure without tying up capital. It’s dangerous if you haven’t planned for the instalments that follow, or for a 40–60% payment due at handover.
4. Bundled extras: worth less than they look
Furniture packages, hotel loyalty status and “free Golden Visa” offers are nice. But a Golden Visa comes with any qualifying AED 2 million purchase anyway, and furniture is worth a few percent at most. Don’t let extras choose the unit for you.
Are Dubai developer discounts real?
Some are. But here’s the telling number: even with incentives multiplying, Prop971 found base prices were still up about 3.1% year on year. In plenty of cases the discount is taken off a price that rose first.
The test is to compare the net price per square foot after every incentive against what completed units in the same community actually sell for today. That data is public through the Dubai Land Department. If the “discounted” off-plan price is still above nearby ready stock, you’re paying a premium for a building that doesn’t exist yet.
Which deal would we choose?
For most of our clients, a DLD waiver plus a construction-linked payment plan from a developer with a proven handover record beats a bigger headline discount. It’s less exciting, but the saving is real and the risk is shared with the developer while the building goes up.
The 40%-off-for-cash deals only make sense for buyers with spare liquidity who have checked the project in detail and are comfortable locking money in until completion.
Before you sign any off-plan deal
- Confirm the project has a registered escrow account. By law, buyer payments go into a project-specific account that the developer can only draw on as construction milestones are verified.
- Make sure your purchase is registered in Oqood, Dubai’s interim off-plan register.
- Get every incentive written into the SPA (sale and purchase agreement), not just the brochure.
Frequently asked questions
What does a DLD fee waiver mean in Dubai?
The developer pays the 4% Dubai Land Department registration fee on your behalf. On a AED 1.4 million unit, that saves about AED 55,000.
Is 40% off a Dubai property real?
Sometimes, but the deepest discounts usually require full payment upfront or apply to selected units only. Compare the net price per square foot with recent sales nearby.
Is a 2% booking payment plan a discount?
No. It lowers what you pay today, not the price. Plan for later instalments and any large payment due at handover.
