For years, if you asked where Dubai’s most expensive homes were changing hands, the answer was the Palm. In August 2026 it wasn’t.
Business Bay recorded 14 prime transactions that month, ahead of Palm Jumeirah with 10 and Downtown Dubai with 8, according to August market data reported by Zawya (September 2026). The driver wasn’t waterfront villas. It was branded residences.
What is a branded residence?
A branded residence is a home built and often managed in partnership with a luxury hotel, fashion, car or lifestyle brand, such as a hotel group or a supercar maker. Owners pay for the brand’s design standards, services such as concierge and housekeeping, and the name on the door. In Dubai, nearly half of branded projects are hotel-managed.
Why is Business Bay suddenly beating the Palm?
Three reasons stand out.
Supply of the right product. Business Bay has 21 branded developments, second only to Downtown’s 23 and ahead of the Palm’s 18 (Morgan’s International Realty via Khaleej Times, September 2026). Many are new, off-plan and on the canal, exactly what 2026 buyers want.
Buyers are choosing names, not just locations. Analysts describe today’s market as “more considered”. Buyers prefer a specific developer or brand they trust. After the uncertainty of early 2026, a recognised name feels like a safer bet.
Off-plan over resale at the top end. In August, ultra-luxury off-plan sales were up 12% year on year, while prime resale deals fell 67%. The Palm’s prime market is dominated by existing villas, which is the resale segment that slowed most. Business Bay’s pipeline is new.
How much more do branded residences cost?
A lot more. In H1 2026, Dubai branded residences averaged AED 3,662 per square foot, against AED 2,354 for comparable non-branded homes. That’s a 56% premium. Globally the typical branded premium is 30–35%, per the same Morgan’s report.
The market is also big now: 64,744 branded units across 183 developments as of June 2026, up from 50 developments in 2020. About two-thirds are still under construction.
Are branded residences a good investment?
They can be, but the premium has to be earned, not assumed. Branded transactions fell 21% in volume and 47% in value in H1 2026 compared with a year earlier, even as pricing held up.
Elias Hannoush of Morgan’s International Realty put the key question well: “The question is no longer whether branded residences can command higher prices in Dubai… The more important question is whether those premiums will endure once construction-period payment plans end.”
Here’s how we’d think about it:
- Buy the operator, not the logo. A brand that actually runs the building, with real services and standards, holds value. A name licensed onto an ordinary tower may not.
- Check the service charges. Hotel-style services are expensive to run. High fees eat into rental returns and can put off future buyers.
- Compare with the best non-branded option nearby. If a top-quality non-branded unit on the same canal costs 40% less, ask what exactly the extra buys you.
- Look at scarcity. With over 42,000 branded units under construction, “branded” alone is no longer rare. Location, views and the calibre of the brand matter more than ever.
What does this mean for the Palm?
Nothing bad in the long term. The Palm is finite. There’s only so much waterfront, and one Palm villa sold for about AED 15,717 per square foot in August. But in 2026, its prime resale market is waiting for sellers and buyers to agree on price, while Business Bay’s brand-new launches meet buyers where they are.
Our take: if you’re buying at the top end today, Business Bay’s branded towers offer the best liquidity and the most choice. The Palm offers the rarer, longer-term asset. They’re different bets, and for the first time in a while, they’re competing head to head.
